Rough construction
The structure is monolithic, framework-girder type and no-girder type, with bearing steel reinforced concrete discs and columns. It is in compliance with the normative requirements for designing in seismic areas – ninth degree of Medvedev-Sponhoer-Karnik Scale for Sofia.
Finishing works

Walls – internal masonry – 12 cm. and external masonry – 25 cm. using gas concrete bricks. The gypsum plastering also includes corner protectors. All external walls and steel reinforced elements are insulated thermally by means of EPS thermo-insulation plates, polymer mesh and finishing color mineral plastering. The storey under the roof has a plank lining.
The stone facing is foliated granite.
- Ceilings – gypsum plastering. The clear height of the residential rooms is 2.60 meters.
- Flooring – for the common areas: the staircases have massive stone panels and there are slab-stones on the staircase landings; granitogress in the corridors and cold-resistant granitogress on the terraces.
- Doors – all internal doors are MDF, the front doors – MDF with a reinforced structure, having rubber packing and reinforced hinges, with a combination lock and a peep-hole.
- Windows – three-chamber PVC profiles with inbuilt external rolling Venetian blinds.
- WC and bathrooms – with false ceilings employing moisture-resistant Knauf.
Installations
- Elevators – hydraulic
- Heating and ventilation – the heating is on gas (natural gas) with individual apartment gas boilers. Each apartment has aluminum radiators joined in an independent circuit, with possibilities for individual regulation of the temperature in each room as well as with an individual apartment heating gauge with remote-control reading of records. The installation is made of polyethylene pipes.
- Water supply and sewerage – the pipeline network employs polypropylene pipes. The sewerage system employs PVC pipes in shafts with sound insulation. Remote-control reading of the records of the water meters.
- Electrical installations – high-voltage, low voltage (telephone, home videophone, cable), earthing and lighting-arrestor installations are provided for. The indoor cable network gives opportunities to join (if needed) a cable operator as well as to install LAN.
- Doorbell-home-phone system – there is a provision for an admission home videophone system along with security guards and admission checkpoint at the entrance gate to the Residential Development and at each entrance to the apartment houses.
Common parts
- Entrance lobbies – entrance doors – aluminum with interrupted thermal bridge. A4- size mail-boxes are mounted on panels. Staircases – massive stone panels; corridors – granitogress; railing – according to an architectural detail.
- Underground parking – smoothed down concrete. The garage doors are Automatic, remote-control operated, having thermal insulation.
- Roof structure – steam and heat insulation is laid on the bearing structure, wooden rafters, polymer-bitumen under layer (hydro-insulation) and BRAMAC roof tiles.
Environment
- A landscape and park design has been elaborated, rich and effective greenery incorporating a recreation area and a children’s playground. The sidewalks are covered with colored concrete flagstones.
